Documents and Covenants

Each homeowner was provided HOA covenants and bylaws upon purchasing a parcel, which we are all obligated to comply with. Soft copies are attached here for your convenience.

A few common points of interest:

  • All placement, construction, or modification of any structure within the subdivision boundaries must be submitted to the Architectural Control Committee (ACC) for approval. The ACC ensures conformance to HOA standards, which strive for structures to fit harmoniously into our natural surroundings, emphasizing the use of neutral colors and materials that complement the landscape.

  • Accessory Dwelling Units (ADUs) are not permitted.

  • Renting your home long-term is ok, and contact info for renters must be kept current with the HOA in case of emergencies. 

  • Short-term Rentals (STRs) have been a bit of a hot topic. While the desire of some homeowners to make extra money from their properties is acknowledged, this Association is adamant that STRs should not interfere with the quiet and stable community framework. Reach out to the Board for additional guidance.

  • Keeping horses and livestock is welcome, with approval from the Board and your immediate neighbors.

  • Keeping chickens has been denied through community majority vote outcomes.

  • Weeds on the Colorado Noxious Weed List must be controlled. A non-toxic recipe for controlling noxious thistle: mix and spray 1 gallon vinegar, 1/4 cup liquid dish soap e.g., Dawn, and 1 cup Epsom salt.

  • Keep a defensible space around your home and structures. For guidance, contact the Wildfire Mitigation Coordinator in the Sustainable Communities Department for Eagle County at contact@realfire.net or (970) 328-8742.

  • In the event of an emergency requiring evacuation, residents should follow official orders from the local fire and emergency services promptly. Primary access roads such as Upper Cattle Creek Rd and Fender Ln serve as main evacuation routes for Aspen Mesa Estates. Residents are encouraged to stay informed through local alerts and emergency notifications via the Watch Duty and ReachWell apps. Having a personal evacuation plan in advance, including alternate routes and a designated meeting place, is essential for the safety of your family, your animals, and your neighbors.
